Garage apartment house plan with 2 bedrooms, open floor plan and balcony



The exterior puts a pleasing face forward with a simple roofline, generous windows and attractive corbel detailing. The main level provides plenty of space for two vehicles (or one and lots of toys!) and the foyer is accessed either from within the garage or by the front entry. Hobbyists and outdoor enthusiasts will love the washroom on the main floor as well.
Upstairs, the main living area features an open concept with country kitchen, adjoining living area, two bedrooms with Jack-and-Jill bathroom, and even a laundry room. A deck off the middle landing of the stairs provides space for outdoor grilling or relaxation.

Do these plans call for a stick-built roof or is it prebuilt trusses?

Hello Mr Payne,
All of our plans call for manufactured trusses, not stick-frame. You would only need to bring your plan to your local truss manufacturer to design the trusses.

what is the floor to ceiling height of the first floor/garage level, and how high are the garage doors. Can this be modified. We are trying to design something to fit our boat! Thanks

The floor to ceiling height in the garage is 8'6" and the garage doors are 9' wide and the standard 7' high but this plan could be modified to accommodate your boat and we would be happy to provide a free estimate within two business days after receipt of this on line request.

Since we do no actual construction, the only photos that we have are those which our clients have shared with us. There are unfortunately none on file at the present time and there is no model being built at the moment so I am unable to help you for the moment.

Hi there:
We are in the process of buying a property In Pemberton BC. This carrage house W3933 Morgan's walk would fit our needs almost exactly to serve as an office space in near future and rentable apartment in distant future. Its design would compliment the design of the house as well.
We need a ball park estimate of how much it would cost to build so we can factor that into our general plans and affordability of the property we are potentially buying.
How would we get a ball park figure for how much this carrage house would cost to build?

Good day and thank you for your interest in this plan.
Although we do no actual construction, we do have a ballpark estimate to build in Quebec (Canada) at around $180,000.
This estimate is based on professional grade materials and includes ceramic in the foyer, the kitchen and the bathrooms with hardwood flooring throughout the common areas and carpet in the bedrooms. The kitchen cabinetry is wood grain melamine. This construction estimate to build in Quebec was updated on January 10th 2014 and is for a turn key project.
The cost of the land and its excavation, taxes and hook-ups to municipal or other services is not included in the calculation and it is highly recommended to consult local contractors and materials suppliers to get a better idea of the actual cost to build in your area.
