If there is one model which pleased clients upon its arrival, it’s plan 3507 for which our designers were inspired by plan 2597

As with 2597, plan 3507 proposes a wraparound porch on two sides with an arched window that reveals a cathedral ceiling in the living room. The simple lines of this model offer surprising affordability to its many attractive features.

Inside, the main level has a foyer at the service entrance with a washroom/laundry room close by and a nicely sized bedroom. The main living area’s open floor plan groups the kitchen, dining area and living room.

Upstairs, the staircase leads to a mezzanine that could become another bedroom or a home office and the second bathroom and nicely sized bedroom that could easily become a master suite.

The main difference between the two is the size as 2597 has a 24’ x 30’ footprint whereas 3507 adds square footage of comfort to become 26’ x 32’... Food for thought!
Plan description
1st level: Closed foyer with coat closet, shower room / laundry facilities, bedroom, family room, kitchen/dining room.
2nd level: Bedroom, bathroom, boudoir or bedroom in mezzanine.
Distinctive elements
Covered wraparound balcony linking both entrances. Spacious family room with cathedral ceiling opening up to mezzanine bedroom (flex room on second floor). Kitchen from yesteryear integrating an imposing table. Two bathrooms foreseen for more convenience.

      Good day and thank you for taking the time to write

      Although we do no actual construction, the ballpark estimate to build this home in Quebec (Canada) starts at around $185,000.

      This estimate is based on professional grade materials and includes ceramic in the foyer, the kitchen and the bathrooms with hardwood flooring throughout the common areas and carpet in the bedrooms. The kitchen cabinetry is wood grain melamine. This construction estimate to build in Quebec was updated on January 10th 2014 and is for a turn key project.

      The cost of the land and its excavation, taxes and hook-ups to municipal or other services is not included in the calculation and it is highly recommended to consult local contractors and materials suppliers to get a better idea of the actual cost to build in your area.

      Since we do no actual building, the image is an artist's rendering and the home can be built wherever the client chooses as the foundation can be modified to suit the site and preference of the individual.
