Add a story with a large master bedroom with bathroom and closet, a large living area as well as a home office and if possible, a den in a turret and a terrace. Remodel the ground floor as to leave a single bedroom, a remodeled kitchen and an improved view on the river from the dining room , the luncheon nook and the new reading area.
Replace the carport with a garage. The roof having to be replaced, seize the opportunity to give the house a whole new look. The porch can be modified. Aim for a more contemporary look.
Change the car-port into a garage, provide certain amenities in a contiguous room (shower, toilet, washbasin). Add a foyer in place of the existing porch and refurbish into a welcoming entrance. Convert the new facade in a more contemporary and warmer style.
Add a garage at the basement level. Above this basement add a master bedroom with a walk-in closet and a living room. Renovate the bathroom. The investment being already substantial, preserve the style of the house.
Add a two-car garage with a studio above linked to the house. Build a solarium at the rear side of the house for later use as a den or breakfast area. Expand the master bedroom and especially the bathroom on the second floor. Renovate the kitchen, add a laundry area and a boudoir in the entrance hall if possible. Remodel the exterior.
Add a two-car garage and suggest a new exterior appearance (from a picture of new houses in the Drummond Designs collection) that would eliminate the lenghty effect of the facade. Raise the roof and replace the exterior sheathing, if need be.
