Removing the fireplace and adding a family room on the second floor with a flat ceiling is possible, although these changes would affect the exterior look of the house. Also,this plan can be prepared to include a full basement with a walkout.

Would it be possible for changes to be made to house plan W2957 as follows:

1. No fire place
2. Private sitting room/family room on 2nd floor hence no need for cathedral ceiling or mezzanine.
3. To include a full basement with a walkout.

Currently, we do not have a detached 2-car garage which matches the style of this house. However, a plan in our collection could be modified to compliment the house.

It is possible to "flip" this plan from front to back so that the living room and kitchen are on the backside. Also,the plan can be prepared to include a finished basement with a walkout or a full basement with a walkout.

Could you please suggest a free standing 2 car garage to compliment this plan? Can this plan be flipped front to back? Our views are on the backside of the house and the entry from the high side of our property. Is a walk out basement avaliable for this plan?
