We are empty nesters and wanting to downsize from a 5,100 sq ft home to a smaller floor plan. We have a 2 acre wooded lot on a slope. We would like to have a one level main living area with a drive under 2 car garage. We like the look of stone and glass. A 2 bedroom, 2 bath with a study would suite us fine. Do you have any suggestions on floor plans. We like the modern look with clean lines. We have a great view so that would need to be considered also. Thanks for your help. Love your site!

Good day and thank you for the wonderful comment!
I have attached the links for several plans which you might find interesting.

6919 whose full basement with walk out complements a panoramic view on a sloping lot. The single garage could be modified to a double, thus adding room for a small study as well and we would be happy to return a free estimate for this or any other changes, such as adding a walk-out to the full basement foundation of any of our plans, within two business days after receipt of this on line request

The following models offer floor plans that might meet your needs and whose exteriors could be modified to add a more contemporary feel if required.

  3. Mkhululi 12 February 2014

Is it possible to build this house in say two phases (main level followed by first floor) without wasting resources?

    • Customer service 12 February 2014

Good day and thank you for your interest in this plan.

This home is not really buildable in two phases as the entire outside shell needs to be framed during the first phase.

The only thing that can be done in second phase would be the interior first floor divisions and finishing.

Please let me know if I can further assist you.

  4. jay 16 January 2014

how much would the total cost to build this plan but with an unfinished basement with EVRYTHING included (materials labour taxes fixtures permits ect ect everything!!!!)

    • Customer service 16 January 2014

Good day and thank you for taking the time to write.

Since we do no actual construction, the best I can do is to give you a ballpark estimate to build this home in Quebec (Canada) with the floating slab (stem wall) foundation that is included that includes everything except for land, taxes and hook-ups to municipal services. That estimate is around $350,000. using professional grade materials with ceramic in the entrance, kitchen and bathrooms as well as hard wood flooring throughout and melamine cabinetry.

You could have this plan modified for a full, unfinished basement foundation and we would be happy to return a free estimate for the plan change within two business days after receipt of this on line form.

Please let me know if you have any other questions or comments.

  5. Pat volpe 14 June 2013

Do you have a multigenerational house plan that would fit on a 50 ft. Lot.

    • Customer service 14 June 2013

Good day and thank you for your interest in our plans

The main thing to consider when choosing a plan that will fit your lot is the amount of set back required by your municipality.

The number of feet that you must leave between your home and the street as well as the distance required from your house to the neighbors' lot is the deciding factor in how large a home you can place on your 50' lot.

Attached is the link to our site for our complete collection of multi-generational plans including models with an apartment in the basement.

Perhaps plan 3037 would suit your requirements but any of our plans can be modified and the garage could be removed from a model such as plan 3039 in order to bring it down to the required size, if it is a model that otherwise meets your needs.

Please le tme know if I can further assist you.
