Classic, efficient rancher
This classic rancher is designed to maximize use of space by minimizing hallways, thus making the most of the modest 1350 sq. ft.

    How difficult would be be to have this house placed on a Crawsplace; and put the Furnace, HWH, and a Corner (two-sided fireplace) in the spot that is currently dedicated to the basement stairs?

    One more question: Can this house be done with 9' ceilings without too much cost?
