Enlarged version of plan 3260http://www.drummondhouseplans.com/house-plan-detail/info/1002614.html with 4'-4" more in width and 2'-4" more in depth. The enlargement is noticeable in bedroom #2, in master bedroom which now includes a walk-in closet and, finally, in the bathroom and laundry as well as the garage which is now a two-car. Plan includes brick-stone on every elevation instead of having it only partially on front elevation.

The building cost we have for this plan is 222,000$ to 260,000$. As you mentionned, these are provincial averages (Quebec) that may vary from 10 to 30%.

I'm looking for a west coast open house plan on crawl space, 8/112 pitch, anywhere 1,300 to 1,500 s/f. I don't see anything on your site. Do you have anything like that or are you on the other coast.

The bonus room above the garage would be 14'-0" x 23'-0", and is accessible by pull-down stairs (not shown on the floor plan). The garage area will be corrected shortly to include the pull-down stairs and remove the stairs shown, which are irrelevant. We apologize for the confusion.
