Panoramic Views & Versatile Site Placement Originally designed for requests for panoramic rear views on narrow lots, this model has the added benefit of pleasing vistas from all sides and versatility for lot placement. If sited with the double garage facing forward, this model sits tidily on a narrow lot and still provides a dramatic angled entry. Turn ninety degrees and the entry is equally dramatic, but the garage virtually disappears as a side entry! The interior provides plenty of drama as well, including a spacious and functional angled entry which opens to a living room enhanced by a cathedral ceiling. A two-sided fireplace provides gentle separation of the living and dining areas while casting a pleasing glow on both. The island kitchen and adjoining dining area ensure casual and inclusive meals. The main level is completed by a comfortable master bedroom with walk-in closet and conveniently located bathroom complete with laundry. Upstairs, discover two bedrooms which share a bathroom and a bonus room which could serve as an additional bedroom, media room or studio. The abundant windows ensure fabulous views from all rooms and a light and pleasant interior. Dear Mr Reid,

Thank you for your interest in Drummond House Plans.

All of our plans are designed with electric baseboards for heating. You will need to consult your contractor and figure out with him where he thinks the ducts could go depending on their size. Ducts are normally placed in bulkheads in the ceiling or are installed in closets, for instance.

Plan W2603. I currently live in a drummond house design ( multi generational) We are looking at building again since we no longer need the granny suite. I have a question about W2603; when I look at the first floor layout, I cannot visualize the floor joist layout for the 2nd floor, unless it is a floorjoist/roof truss design;all in one. Then my question is whether or not, I can put duct work in the floor/roof design to accomodate a heat pump and a air exchange unit. Thanks for any assistance. Tom

If the open space on the upper floor were enclosed to create a 4th bedroom, what would the square footage of the room end up being?

Also, we currently live in a Drummond home that has a lovely covered patio off the kitchen & living room. Would it be possible to cover the patio that is off the kitchen and lvg room on this plan? Regards, Ann-Marie Thiele
